Schematic design for a new residence in Orange County, California constrained by CCR's, building code, and the existing structure (which is to be demolished). The lot is zoned R-2 and a second living unit will be part of the plan - total approx. 4,000 square feet. I have some idea of what I want, but am seeking an experienced architect/designer to collaborate and take the ideas further and develop them into a site plan, floor plan and elevations. Ideally, I would (1) only need a local architect to blue line, stamp and intercede with local jurisdictions, and (2) have you continue through design development, interior details, specs and working drawings within that oversight. I plan to build with SIPS and have an engineer who will do the foundation plan, SIP plan (framing) and requisite calcs.
