Hi, I have a lot in Thousand Palms, CA, 92276 that I want to split.
Land use is VLDR and Zoning is R3. The lot APN is 650-322-004. I looked at the plat online and it is hard to see dimensions, but the size is about 2.75 acres; the split is to be one acre(1 acre) and 1.75 acres (1.75 acres). I have an existing house on the lot and I want to make a flag lot and sell the house with one acre and keep the flag lot. The zoning is one acre minimum. The attachment shows the google earth view. The red boundry is the approximate lot boundary and the yellow is the proposed one acre lot that will be split from the main. North is to the top of the pic.
An as-built is so that we can get a good shaped lot, considering the existing walls and structures.
The electric, gas and water is on the street to the west (left in the pic). The house address is 31800 via las Palmas (or Los Palmas). Via de Oro to the east is unpaved and no utilities. The utilities for the new lot can come in at the NW corner...
