I am looking for an attorney to modify my current town home rental agreement (attached).
Issues to address:
1) Tenant will need to pay for water from now on (water meters were installed during last contract term. Water cost used to be included in HOA fees, now it is not.) The billing is handled in a weird way though. Billing company can only bill real home owner, so I cant transfer water utility bill to tenant. So, what I have to do is to get billed for water myself, then let tenant know how much it was and bill them. What a mess. Please recommend how to best handle that.
2) Rent is $75 more than current. You get $75 discount for paying on time on the 5th. If late, then $5 for each day. So, essentially rent is same if you pay on time. By the way, if you have more ideas how to "motivate" to pay on time, let me know!
3) Payments are "received" only on business days (that federal government follows). Payments received on SAT, SUN, or holidays will be considered as received on next ...
