I have a five page lease that I need evaluated by Monday. I learned a valuable lesson from my previous tenant.
1st lesson - a contract isn't worth the paper its written on. (FYI, this is due to the fact that rich tenants will use attorneys to dispute leases and try to weisel out of it. The cost of litigation is such that a landlord is better to settle than to wait 2-3 years for justice.
2nd lesson- all future leases will be guaranteed by a third party bank letter of credit
Back to the problem: I can't seem to find any lease language that adequately describes a very landlord friendly letter of credit. I have to be careful that my letter of credit really protects my lease.
Thus, I need a simple lease evaluated (It's already written) and I need some help with a letter of credit clause for the lease.
And... I need it this weekend.
