Your goal is to have them accept to meet me over coffee to discuss their needs and their potential interest in passing on the property as they downsize.
You need to know well the dilemmas of land ownership and the burden of maintaining expansive property.
You need to know well the aspirations of the generation of Baby Boomers and understand the drives that would trigger their decision to move on.
Some of those owners will often be retired couples, "empty nesters", from all sorts of ethnic background. Could be hardworking migrants who came from Southern Europe, SE Asia, or 5th generation Australian descendants, and anything in between.
