We are two female beauty therapists that operate a small salon/spa of 490 sq ft.
Our business currently breaks even.
However, our rent increase has been 6% compounded each year, so our rent has increased 26% in the last five years.
An additional 6% increase next year will mean that we will be operating at a loss, which we simply can not do while raising families.
We are not contractually obligated to renew our lease next year, which gives us an excellent opportunity to renegotiate:
a) the price per square foot
b) the annual increase
c) the length of the lease.
We do not need any legal assistance on the actual lease itself, as it has been reviewed by a lawyer,
what we are seeking is someone who is a good talker, and quick to absorb numbers to pick up the phone and call our landlords, let them know that we are seeking new locations (which is true), but would like to first reach out to them and see if they are willing to lower their rent.
