Hi - I live in Squamish British Columbia. My wife and I live in a house in front of an empty lot that is about to be developed. The developer of the lot is seeking significant variances to setbacks and maximum height which will have a profoundly negative impact on our view. The basis for the variance is a claimed hardship due to the slope of the lot. I have attached documents relating to the development variance permits and bylaws relating to the District of Squamish for reference. I have been advised by a building designer (report attached) that it is possible to build on the lot without variances and there is no credible hardship. However, I am looking for someone with an engineering background to provide an assessment of impact to building complexity and cost should the standard Squamish bylaw zoning rules be adhered to. Create a simple footing using the conceptual drawings attached and soil profile of Demopolis Available at USDA RCS Alabama.  [obscured]  /wps/portal/nrcs/detail/soils/survey/office/ssr7/tr/?cid=nrcs142p2_047960 Footing will support 15 tons. Footing will a shaft in the ground which will act as the form for the column and pad a surface level. In picture rebar netting may not exist so will have to use available material in lieu. Also there are some images for inspiration as this style footing is used in railroad industry in particularly bad soils. Ideally a auger truck will create the well and then a form will be laid and secured over the hole. Rebar lowered into hole. A concrete truck will fill hole and the wood form. Ideally the auger will be 12 inches diameter max so if more is needed for support then I would have two 12 inches wells rather that a super size hole. And if the well gets to deep we might consider multiple well under pad.
