I require financial modelling to determine the profitability of a project. I have a spreadsheet of expenses and projected revenue. I require someone who knows how to use and model internal rate of return (IRR) and daily "carry" for each expense, so as, to produce the overall profitability for our clients' property projects. The IRR needs to be calculated and also "what if" analysis so that changes to the model can occur. This model will be able to produce a cash flow forecast from beginning to the end of the project, which is going to be approximately 13 months in its duration. There are 20 lines of expenses at different dates in the calender year, with 2 lines of revenue when the project is completed.
