My IRA has a mortgage secured by a property in Miami cross collateralized with a second property in SC. This is a hard money loan that was originated in Jan 2011 at $525k and modified in Feb 2013 to $655k. The current debt is over $1.0m. Believe that the documents are protective and of good legal quality. The Borrower is a small company out of Charlotte, NC (quite sure there will be no conflict). The parties entered into a Forbearance Agreement effective Jul 8, 2014 which included a DIL for each property, fixed the debt, provided a discount if the Borrower met certain milestones and otherwise cleaned up numerous disputes. Real estate facts: ? Miami property is a hotel condo (W Hotel) at 2201 Collins Ave. It is part of the rental stock and produces significant monthly income. Unit is worth about $950k. ? I am looking for someone to help me find investors for a new real estate development in California. The project is a new self-storage facility on 5 acres of vacant land. The total projected cost for land and development is $3.3 million. The 3-year valuation at 80% occupancy is $4.5 million with additional upside on higher occupancy. The property is already zoned for self-storage and has all utility connections and street improvements. The construction company has confirmed the development budget. Here is the problem: I have been turned down for 2 years by almost 100 investors, angel groups, investment clubs, lenders, friends, family, and crowd-funding sites because I do not have any "skin in the game."
