Hello All I am re inviting proposals on Fixed Fee basis for submission of Floor Plans with and without 3D and elevations (Please quote separately for only Floor Plans and floor plans + 3d/elevations).The quoted price should include website fee with no further rises in fee later. This is a residential Project in a hill station in Pakistan on a steep hill with a sloping site which has been cut in two levels and hence there are limitations to what can and can not be done and requires careful thinking. I have already hired an architect locally who has proposed a couple of plans but I am looking at improvement on these. I am attaching Auto CAD/proposed plans/pictures of site/topography map and a picture of kind of finished project I am hoping for.I hope hope that this makes it easier for you guys to build your plans on. Description: I have a covered terrace/roof overhang that extends 10' out (West) from the house towards the yard/pool and has a width/span of 32'. I would like to replace the existing wood beam and posts. However I would like to use only two posts, one on each end of the new proposed beam. This way there would be no posts blocking the view. The existing beam is made up of (2) 2x6 in wood placed side-by-side. The existing beam is supported by (4) 4x4 wood posts which are rotting away. The existing beam supports (17) 2x6 joists. The joist spacing is 24" O.C. for all except the last two on the North side of the terrace which are 20.5" O.C. and the last joist which is 15" O.C. The joists are supporting 4x8 plywood sheets and material for the shingle roof. I would like to use one or several beam(s) of 7-1/4" or less in height to not affect my view.
