Hello I have a tenant that has left my rental home and is owing rent, and cleaning costs and damages. 3 days notice was completed with no reply or payment. Duval County, Florida is where the rental is located. I know where he works and he is on a good salary so will most likely need wage garnishment action for his employer, to cover lost rent/damages. I performed work as a second tier sub-contractor for a federal DOD project. I thought my work was complete in June 2014 so I sent an invoice for my work. While I was waiting for payment in August I was asked to do a minor revision to my work. I was never paid, so I sent a claim letter in October to the bonding company of both the General Contractor and Sub-Contractor stating that I wanted to make a claim. They rejected my claim sighting the Miller act and that I needed to file a claim within 90 days of finishing work. I just realized that I technically did perform work within 90 days of filing that claim (because I performed a revision in August). So, in my non-legal mind, I did file the claim within 90 days of filing my claim and technically did comply with the Miller Act. If you think I have a descent shot, let me know and I'll have you prepare a letter.

I am a real estate developer/and investor. I hire construction contractors of all types. With a current project I have a General Contractor and together we are hiring subcontractors. I need help determining when a contractor needs comp, how much, appropriate coverage and when they don't. I get a lot of contractors that claim they don't need it in certain circumstances. e. g. my business partner and I are equal partners and therefore we don't need comp.
